When is Staging a House a Waste
of Money?

Everyone should clean up their house and declutter as much
as possible before putting their house up for sale. There
can be no doubt about that.
However, staging a house is another matter. Staging a house
can be expensive. You have to remove furniture and other
personal items from your home, and this can involve either
imposing on friends and family to store your things, or renting a storage locker.
In some cases you have to bring in a professional stager, and
newer furnishings are added to your home, which you have to rent,
month-by-month. The longer your
home stays on the market, the more money it costs you.
SO WHEN IS IT A WASTE OF MONEY TO STAGE YOUR HOME?
1 - If you expect your home to sell quickly.
If you live in a desirable location where homes sell quickly, you
don't have to bother with staging your home.
I have a sister who lives in Los Angeles. She purchased a home
several years ago in a transitional neighborhood, close to the
city.
Now, more than ever, people want to live near the city so that
they do not have to spend so much money on gas each month. When
the houses in her area go up for sale, they are sold at the
first open house, with multiple offers. A lot of the people that buy those
homes are just going to pull them down and put up newer, bigger houses.
They are not looking at anything but the land.
2 - If you suspect that your home is not going to sell
Your realtor can give you the statistics on the percentage of
homes similar to yours that are selling, and how long it takes to sell
them. Before you go to the work and expense of staging your home,
you might want to wait and see if anyone even comes to look at it.
You have to be prepared that if you do put your home on the
market, it may be there for a very long time. The staging, storing and
renting costs will mount up.
3 - When your home has a fatal flaw
No matter what you do to the inside of your home, if it has a
serious flaw, the only way you are going to sell it is to
drastically lower the price. Depending on the flaw, you
still may not be able to sell it. When there is nothing you
can do to the inside of the home to compensate for a serious
flaw, then staging will not be effective.
Staging can be an important tool to sell a house. Some realtors
will not even take listings unless the homes are staged. However,
if staging is not going to be advantageous in your particular circumstance,
you may want to save the money.
