When NOT to Stage a House
Staging a house is usually a good thing.
Your house usually sells quicker and for more money. However, even if done
in a frugal way, staging a home costs money and takes a lot of work.
With that in mind, there are circumstances when
staging a house for sale may be a waste of your time and money. Here are 4
reasons to think twice about staging your home.
1 - Homes in your area sell very quickly.
I have a sister who lives in a transitional area
near downtown LA. Although the houses are older and rundown, people are
flooding the area for the convenience of being near the city. When
someone wants to sell their home in that area, they have one open house, and
receive multiple offers.
2 - Your home has a fatal flaw.
A "fatal flaw" can keep your home from selling,
no matter what it looks like inside. Examples of a fatal flaw is a home
right next to a busy street, or next to the airport. Price is going to be
the major consideration on whether you can sell your home. No matter what
you do, it may not sell. You may be able to rent it, but sometimes you can
get into a situation where there is no good outcome.
3- Your home is already in good condition, with
nice looking furniture and tasteful accessories.
If your home already looks nice, staging may not
be cost effective. You may be better of saving your money for any structural
problems or other items that need repair after your home is inspected by
potential buyers.
We sold one home we owned in less than a week
without staging. The buyers of our home brought at least 20 of their
personal friends and relatives to inspect it. We had plenty of personal
photos on the walls. Their comments were "Looks like it is a nice place to
raise a family."
4- You don't have the money and are unsure
whether you will be able to sell your home.
Do not go into debt to stage your home. As
many people have so painfully experienced these last few years, you may
have to walk away from your home. Don't make the situation worse by adding
more debt to the situation.
When it comes to staging a home, every situation
is different. Make the best decision for your circumstances.
